The unit's condition at move-in and move-out was recorded with the condition report (a condition of deducting in Georgia, Kentucky, Massachusetts, Michigan, Tennessee, Washington and Montana), the deposit was receipted with the deposit receipt, and monthly payments with rent receipts. If the tenant owes more than the deposit covers, the balance-due line on this statement is the starting point for a demand letter or small-claims filing.
