What Louisiana requires
- Deadline
- The refund is due one calendar month after the lease ends and the itemized statement within 15 days after that month; this check holds the statement to 30 days. Neither applies if the tenant abandoned the premises.
- Delivery
- Send the statement to the forwarding address the tenant gave at termination; the statute names no method.
- If it is late
- Wilful failure: the amount wrongfully retained plus the greater of $300 or twice that amount, and the court may add attorney's fees. Not remitting within 30 days of a written demand is wilful.

What goes on the statement
The deposit and the date it was received, each deduction with a specific description and amount, the total withheld, and the refund or balance owed. Louisiana landlords also record how and when the statement was sent, because the deadline is measured to that date. Damage lines should say what was damaged and how, not just a room name: a tenant, and a judge, can tell a burn mark from carpet wear.
Interest, a separate deposit account, receipts, photographs and a sworn attestation are only required in some states. The generator shows the fields Louisiana needs and leaves out the ones it does not.
