Alaska security deposit itemization

What Alaska requires

Deadline
14 days after the tenancy ends and possession is returned when the tenant gave proper notice; 30 days when damage is deducted or no proper notice was given.
Delivery
Mail the notice and refund to the tenant's last known address; make a reasonable effort to reach a tenant with no known mailing address.
If it is late
Wilful failure: up to twice the amount withheld.

If the tenant gave no notice that complies with AS 34.03.290, you have 30 days whatever you deduct; this check counts 14 unless damage is deducted. Wherever practicable, deposit the money promptly in a trust account at a bank, savings and loan or licensed escrow agent; several tenants' deposits may share one account if each is accounted for separately, but never with other funds.

What goes on the statement

The deposit and the date it was received, each deduction with a specific description and amount, the total withheld, and the refund or balance owed. Alaska landlords also record how and when the statement was sent, because the deadline is measured to that date. Damage lines should say what was damaged and how, not just a room name: a tenant, and a judge, can tell a burn mark from carpet wear.

Interest, a separate deposit account, receipts, photographs and a sworn attestation are only required in some states. The generator shows the fields Alaska needs and leaves out the ones it does not.
