What Kentucky requires
- Deadline
- KRS 383.580 sets no day count for the itemization. Send it promptly to the last known or reasonably determinable address; if the tenant does not respond within 60 days, you may keep the refund.
- Delivery
- Mail to the tenant's last known address.
- If it is late
- Without the separate account and the condition lists, the landlord forfeits the right to keep any of the deposit.
- Condition record
- A signed list of existing damage given before the deposit is taken, and a move-out list the tenant may inspect and sign, are conditions of deducting, on the stricter reading of KRS 383.580(4).
- Deposit account
- An account used only for deposits, and prospective tenants are told where it is and its number; without it you cannot keep any of the deposit.

- KRS 383.505 to 383.705 apply only where the city, county or urban-county government has adopted them in their entirety; elsewhere this section does not govern the deposit.

What goes on the statement
The deposit and the date it was received, each deduction with a specific description and amount, the total withheld, and the refund or balance owed. Kentucky landlords also record how and when the statement was sent, because the deadline is measured to that date. Damage lines should say what was damaged and how, not just a room name: a tenant, and a judge, can tell a burn mark from carpet wear.
Interest, a separate deposit account, receipts, photographs and a sworn attestation are only required in some states. The generator shows the fields Kentucky needs and leaves out the ones it does not.
