Michigan security deposit itemization

What Michigan requires
- Deadline
- 30 days after the tenancy ends.
- Delivery
- Mail to the forwarding address the tenant supplied; a tenant who gives none in writing within 4 days of moving out is owed no notice.
- If it is late
- Missing the 30 days is agreement that no damages are due. If the tenant objects within 7 days, you must sue within 45 days of termination to keep the damages, or the claim is waived and you owe double the amount retained.

- Move-in and move-out inventory checklists; damage noted at move-in cannot be claimed.

- The statute prescribes the wording; the PDF prints the § 554.609 notice, in bold type at least 4 points larger than the body, that the tenant must respond by mail within 7 days.

What goes on the statement
The deposit and the date it was received, each deduction with a specific description and amount, the total withheld, and the refund or balance owed. Michigan landlords also record how and when the statement was sent, because the deadline is measured to that date. Damage lines should say what was damaged and how, not just a room name: a tenant, and a judge, can tell a burn mark from carpet wear.
Interest, a separate deposit account, receipts, photographs and a sworn attestation are only required in some states. The generator shows the fields Michigan needs and leaves out the ones it does not.
