What Kansas requires
- Deadline
- 14 days after the deductions are determined, and no later than 30 days after the tenancy ends, possession is returned and the tenant demands the deposit; with no demand within 30 days, mail the balance to the last known address.
- Delivery
- Deliver the written notice to the tenant, or mail it to the last known address if no demand is made.
- If it is late
- The amount due plus damages of one and a half times the amount wrongfully withheld.
- Condition record
- Landlord and tenant jointly inventory the premises within five days of move-in and both sign the written record.

What goes on the statement
The deposit and the date it was received, each deduction with a specific description and amount, the total withheld, and the refund or balance owed. Kansas landlords also record how and when the statement was sent, because the deadline is measured to that date. Damage lines should say what was damaged and how, not just a room name: a tenant, and a judge, can tell a burn mark from carpet wear.
Interest, a separate deposit account, receipts, photographs and a sworn attestation are only required in some states. The generator shows the fields Kansas needs and leaves out the ones it does not.
