What North Carolina requires
- Deadline
- 30 days after the tenancy ends and possession is returned; if the claim cannot be fixed by then, an interim accounting at 30 days and a final one at 60.
- Delivery
- Mail or deliver the itemization and balance to the tenant; hold an unknown tenant's balance for at least six months.
- If it is late
- Wilful non-compliance voids the right to retain any of the deposit; the tenant recovers damages and the court may add attorney's fees.
- Deposit account
- The deposit is held in a trust account at a licensed, federally insured institution (or the landlord posts a bond), and the tenant is told the bank or insurer within 30 days of the lease starting.

What goes on the statement
The deposit and the date it was received, each deduction with a specific description and amount, the total withheld, and the refund or balance owed. North Carolina landlords also record how and when the statement was sent, because the deadline is measured to that date. Damage lines should say what was damaged and how, not just a room name: a tenant, and a judge, can tell a burn mark from carpet wear.
Interest, a separate deposit account, receipts, photographs and a sworn attestation are only required in some states. The generator shows the fields North Carolina needs and leaves out the ones it does not.
