What Pennsylvania requires
- Deadline
- 30 days after the lease ends or the premises are surrendered and accepted, whichever comes first; the tenant must give a new address in writing.
- Delivery
- The statute names no method; mail the list and payment to the new address the tenant gave in writing.
- If it is late
- No list within 30 days forfeits every deduction and the right to sue for damage (§ 250.512(a) arguably still lets unpaid rent come off); a late balance costs double the amount by which the escrow exceeds actual damages.
- Interest
- From the second anniversary of the deposit, a deposit over $100 sits in an escrow account at a regulated institution (or under a bond), the tenant is told the bank and amount, and interest less a 1% administrative fee is paid to the tenant yearly.

What goes on the statement
The deposit and the date it was received, each deduction with a specific description and amount, the total withheld, and the refund or balance owed. Pennsylvania landlords also record how and when the statement was sent, because the deadline is measured to that date. Damage lines should say what was damaged and how, not just a room name: a tenant, and a judge, can tell a burn mark from carpet wear.
Interest, a separate deposit account, receipts, photographs and a sworn attestation are only required in some states. The generator shows the fields Pennsylvania needs and leaves out the ones it does not.
