What Iowa requires
- Deadline
- 30 days after the tenancy ends and the tenant gives a mailing address or delivery instructions.
- Delivery
- Mail to the address, or follow the delivery instructions, the tenant supplied.
- If it is late
- A late statement forfeits the right to withhold; bad faith adds punitive damages of up to two months' rent, and the prevailing party recovers attorney's fees.
- Deposit account
- The deposit sits in a federally insured bank, savings and loan or credit union, never commingled with your personal funds; one trust account for all deposits is allowed.
- Also
- If no address or instructions arrive within a year, the deposit goes to the landlord. Interest earned in the first five years belongs to the landlord.

What goes on the statement
The deposit and the date it was received, each deduction with a specific description and amount, the total withheld, and the refund or balance owed. Iowa landlords also record how and when the statement was sent, because the deadline is measured to that date. Damage lines should say what was damaged and how, not just a room name: a tenant, and a judge, can tell a burn mark from carpet wear.
Interest, a separate deposit account, receipts, photographs and a sworn attestation are only required in some states. The generator shows the fields Iowa needs and leaves out the ones it does not.
