What Tennessee requires

Deadline
Tennessee sets no day count for the itemization. Send notice of the refund due to the last known or reasonably determinable address; if the tenant does not respond within 60 days of sending it, you may keep the deposit.
Delivery
Mail to the tenant's last known address.
If it is late
Without a separate deposit account and the signed damage list, the landlord forfeits the right to keep any of the deposit.
Deposit account
An account used only for deposits at a regulated institution, and the tenant is told where at lease signing; missing it together with the damage list forfeits the whole deposit.
Also
The statute covers only counties of more than 75,000 people at the 2010 or any later federal census. At move-out, inspect with the tenant and both sign a list of damage; the tenant loses that right by leaving without written notice, abandoning, being evicted or missing a scheduled inspection (which also waives any dispute). Damage found later counts only within 30 days of move-out or 7 days of a new tenant moving in, whichever is sooner.

What goes on the statement

The deposit and the date it was received, each deduction with a specific description and amount, the total withheld, and the refund or balance owed. Tennessee landlords also record how and when the statement was sent, because the deadline is measured to that date. Damage lines should say what was damaged and how, not just a room name: a tenant, and a judge, can tell a burn mark from carpet wear.

Interest, a separate deposit account, receipts, photographs and a sworn attestation are only required in some states. The generator shows the fields Tennessee needs and leaves out the ones it does not.
