What Oklahoma requires
- Deadline
- 45 days after the tenancy ends, possession is returned and the tenant makes a written demand; with no demand within six months the deposit reverts to the landlord.
- Delivery
- Mail with return receipt requested, signed for at the tenant's address, or in person if the tenant can reasonably be found.
- If it is late
- The tenant recovers the deposit and any prepaid rent; misappropriating escrowed money is a crime.
- Deposit account
- The deposit is kept in an Oklahoma escrow account at a federally insured institution.

What goes on the statement
The deposit and the date it was received, each deduction with a specific description and amount, the total withheld, and the refund or balance owed. Oklahoma landlords also record how and when the statement was sent, because the deadline is measured to that date. Damage lines should say what was damaged and how, not just a room name: a tenant, and a judge, can tell a burn mark from carpet wear.
Interest, a separate deposit account, receipts, photographs and a sworn attestation are only required in some states. The generator shows the fields Oklahoma needs and leaves out the ones it does not.
