What New Jersey requires
- Deadline
- 30 days after the lease ends; on the tenant's demand, five business days for a tenant displaced by fire, flood, condemnation or evacuation, and 15 business days after a domestic-violence lease termination.
- Delivery
- Personal delivery, or registered or certified mail.
- If it is late
- Double the amount due plus costs and, at the court's discretion, attorney's fees.
- Deposit account
- The deposit is held in trust in an interest-bearing account or money-market fund at a New Jersey institution, and the tenant is told the institution, rate and amount within 30 days of paying it.
- Interest
- Interest belongs to the tenant and is paid or credited to rent each year.
- Also
- Owner-occupied buildings with two or fewer rental units are outside the Act unless the tenant opts in with 30 days' written notice.

What goes on the statement
The deposit and the date it was received, each deduction with a specific description and amount, the total withheld, and the refund or balance owed. New Jersey landlords also record how and when the statement was sent, because the deadline is measured to that date. Damage lines should say what was damaged and how, not just a room name: a tenant, and a judge, can tell a burn mark from carpet wear.
Interest, a separate deposit account, receipts, photographs and a sworn attestation are only required in some states. The generator shows the fields New Jersey needs and leaves out the ones it does not.
